PIEDMONT ADU GUIDELINES

NUMBER OF ADUS PERMITTED: One ADU is allowed per lot that contains one primary residence. 

ADU SQUARE FOOTAGE: Attached ADUs cannot exceed 50% of the existing living area up to a maximum of 800 square feet. Detached ADUs cannot exceed 800 square feet. 

TYPES OF ADUS ALLOWED: All types are allowed. (Detached, Attached, Junior)

LOT SIZE: No minimum requirement.

SETBACKS: No setback requirements for a garage conversion ADU. ADUs built on top of an existing garage must be at least five feet from all property lines.

PARKING:  When parking is demolished in conjunction with the construction of the ADU, parking of equal value if required.

STRUCTURE:

ENTRY: ADU must have an independent, exterior access. 

OWNERSHIP: Owner must occupy either the primary unit or the ADU.
