BERKELEY ADU GUIDELINES

NUMBER OF ADUS PERMITTED:  One ADU is allowed per lot that contains one primary residence. 

ADU SQUARE FOOTAGE: ADU cannot exceed 750 square feet or 75% of the primary residence, whichever is less

TYPES OF ADUS ALLOWED: All types are allowed. (Detached, Attached, Junior)

LOT SIZE: No minimum requirement.

SETBACKS: ADU must be set at least four feet away from all property lines.

PARKING: Tandem parking in driveways is allowed. Parking requirement may not apply if ADUs is one quarter mile from BART and an RPP zone.  

STRUCTURE: 

  • Architectural compatibility of property is required. 

  • Roof cannot exceed 14 feet if sloped and 10 feet if flat. 

  • Interior ceiling cannot exceed 10 feet. 

ENTRY: Entrance of ADU must be independent and separate from primary residence. 

OWNERSHIP: Owners are required to live on the property in either the primary residence or ADU.
