EL CERRITO ADU GUIDELINES
NUMBER OF ADUS PERMITTED: One ADU is allowed per lot that contains one primary residence.
ADU SQUARE FOOTAGE: Detached ADUs cannot exceed 750 square feet or 40% of the primary residence, whichever is less. Attached ADUs can be 400 square feet regardless of size of primary residence. An ADU must not be smaller than 150 square feet.
TYPES OF ADUS ALLOWED: All types are allowed. (Detached, Attached, Junior)
SETBACKS: ADU must have a six foot separation from other structures.
PARKING: All units require parking of equal value.
STRUCTURE:
ADU cannot have separate utility meters.
ADU cannot have separate addresses.
ADU must be in the rear half of the property.
Height of ADU cannot exceed 15 feet.
Architectural compatibility of property is required.
OWNERSHIP: Owners are required to live on the property in either the primary residence or ADU.
